Why Residence Halls Are Becoming Retention Strategy — Not Just Housing

Retention has become one of the defining challenges in higher education.

According to the National Student Clearinghouse Research Center, roughly 1 in 4 first-year students do not return to their institution for their second year. At many institutions, the financial impact of attrition reaches millions of dollars annually when lost tuition, fees, and housing revenue are considered.

At the same time, today’s students are arriving on campus with significantly different expectations than previous generations. Gen Z students prioritize:

  • belonging

  • wellness

  • authentic community

  • flexibility

  • values alignment

  • support systems

Students are no longer evaluating colleges solely on academics or prestige. They are evaluating whether they feel connected, supported, and able to thrive.

And that experience often begins in the residence hall.
